- My experience with Elite Property Management and Marnice Marshall was extremely disappointing. Before moving in, I expected the property to match the listing. The listing showed a washer and dryer located in the unit, but after moving in I discovered they had been moved to a shared garage across the driveway. The listing stated shared garage space was available, but I was later told the garage was full and that the owner would follow up about storage space. The space I was ultimately directed to use was a small area in the garage bathroom, approximately 5x3 feet at most, with the expectation that it could be used as long as it did not block the toilet. The maintenance issues with this property were ongoing and were reported early in my tenancy. On 6/25/2025, the same month I moved in, a leak and bathroom concerns were reported to both the property owner and property management. In July 2025, the owner completed what appeared to be a temporary repair, but the underlying issue was not permanently addressed. During an Elite Property Management inspection in September 2025, they documented that "no issues" were found. However, there was already visible separation between the flooring and the tub area. Over time, the bathroom floor continued to deteriorate. Throughout the winter, there were multiple heating issues. In March 2026, there were additional heating problems along with frozen plumbing that caused further water damage concerns. I personally informed the property owner that the bathroom floor was "scary" and also made property management aware. Despite these concerns, no permanent repair was completed. By the end of March 2026, I stopped using the bathroom for bathing because I no longer felt safe using the tub area due to the condition of the floor. The bathroom was never repaired. The oven also stopped working and was never repaired. The heater is not currently being used because it is summer, but the underlying issue has not been resolved. I provided photos and documentation of the issues to Marnice Marshall. The property owner also acknowledged that some of the bathroom damage was related to a previous tenant. Despite the documentation, I felt the focus continued to shift away from resolving the condition of the property. I attempted to resolve the situation reasonably before withholding rent. I requested a rental adjustment for the months I was affected, asked about transferring to another unit, and requested either a rent credit or return of my security deposit so I could move. My goal was to find a solution. When I had not paid rent, I was also experiencing issues with the payment platform. Marnice Marshall commented that it was "convenient" that I suddenly had all of these complaints now that I had not paid rent. Once the payment issues were resolved, I paid the rent. Three days later, I received a notice terminating my tenancy dated 6/25/2026, requiring me to move by 8/1/2026. Throughout this experience, I felt the focus repeatedly shifted toward alleged lease violations rather than the unresolved maintenance concerns. While I was dealing with family matters, my best friend temporarily stayed at my home to care for my cats while I was away. Discussions focused on whether my friend was living there which she would not accept she was not and my choice of trash service rather than the ongoing condition of the property. I also reached out to Elite Property Management regarding my concerns and have not received a response. I strongly encourage prospective tenants to thoroughly inspect any property before signing, verify that the listing matches the actual unit, document everything with photos and written communication, and keep records of all repair requests. Additionally, suspicious that they respond to positive reviews on Google. Yet ignore negative reviews.Virginia Chesley
- Marnice Marshall was nothing but negligent, rude and unprofessional while renting from her. I will say first hand - read her reviews. They’re all negative. If you do business with her - buy a notebook and document everything. (Read review from Jessica Friske also - its spot on) Marnice is unresponsive to basic work order requests and lacks any type of professionalism. Conversations with her are impossible - snide remarks and unreasonable responses. Notices were typically placed silently on the door at random times - but once I mentioned they could just knock instead of sneaking around, Marnice started bringing the notices herself- pounding loudly on the door before leaving. Renting from her was nothing short of a living hell. After receiving a 30 day notice to move right when our lease ended - In writing I wrote into Elite Management asking that we do not have further contact with Marnice specifically until our move out date - due to our very poor history with her. Fed up to say the least. After asking that we have no contact with her - she came by just days later with a notice - Again, pounding on the door loudly while my children napped - I opened the door firmly told Marnice to leave our home. Instead, she walked to her car - sat in the driveway for several minutes, waved, got on her phone and starred at me. For nearly five minutes after being told to leave - she still sat there. Seeing as I had already asked her to leave - I wrote in again. I stated that I have her on video - and to stop contacting us. And guess what?? She just couldn’t stop, sent a text the following day demanding a copy of the video I had because of the “serious allegations” I made. She continued to contact us in the next several weeks - too many times to even count - using her professional position as an excuse to show up, send emails and texts (several of which could’ve been consolidated) - when we had made it absolutely clear we were done communicating with her at that point. She sent messages asking if we were ready to schedule our move out inspection, early? Why she couldn’t give us an any space to move - I will never know. Her constant showing up and contacting us while we were trying to move was malicious, antagonizing and taunting. It was at the point I had already stated that I would look into a restraining/stalking order - which I should have absolutely done. They weren’t allegations, but the truth - She was asked to leave - and did not do so until she felt ready to. She was asked multiple times to please allow us space to move out and deal with our abrupt and short notice after being in the home several years. Throughout the entire rental process we dealt with negligence - condescending and rude remarks - and towards the end - actual harassment. Marnice is callous, and her behavior is appalling. There is a reason for her longstanding list of bad reviews. I have a documented list of her negligence throughout our time renting. How she is still employeed is beyond me. I called Elite and wrote in complaining - The woman I spoke with was kind and professional, took my complaint and said she would give my message to the broker. However, I received zero response from the broker. The Broker, Matt - sees, hears and acknowledges the complaints regarding Marnice. It’s a deliberate choice to allow her to cause this kind of distress to people. I am grateful she cannot just show up to our home anymore with whatever made up reason she has for that day. She was terrible in the worst and strangest ways. I do not recommend renting or doing business with Elite Real Estate. There is zero professionalism and accountability with this “team”. At the very end - after we moved, we had a grocery order delivered to the house by accident as the address hadn’t been changed. The cleaning lady that was there accepted our groceries and kept them! We have proof from the driver. After everything - they take our groceries, too! Stealing instead of just simply saying, hey those people have moved, please contact them. They supported me through the entire transaction and showed up for both the home inspection and the final walk‑through, talking directly with the inspector and making sure everything was in order before closing. That level of involvement is rare. Their support team — the coordinator and the broker — were just as solid. They handled all the legal, paperwork and numbers with meticulous care, keeping everything organized and accurate so the process stayed smooth from start to finish. What impressed me even more was their support after closing. They made sure I had everything I needed: home insurance contacts, landscaping options, utility setup, refuse service, HOA information, and even energy‑rebate resources. That kind of follow‑through is not common. They deliver. What stood out most about Jason & Karl was their blend of efficiency, steady professionalism, and genuine care. They never made the process feel heavy or complicated, even when challenges came up. Their experience shows in the way they anticipate issues, smooth out details, and keep everything moving without drama. Their support has been a great blessing.Oscar

- Read the reviews and BEWARE!!! DO NOT do business here!!!! The reviews do not lie. Given this notice - with ZERO reason. Then doesn’t answer. At all. But that’s how she operates. This is normal for her. One month for an entire household - and entire family to have to move. And no reason at the slightest?? Marnice Mitchell has been a nightmare to rent from. She is negligent to say the least. I will be brining full documentation of her negligence to the real home owner. ALL of ALASKA IS ABOUT TO SEE HOW BAD THIS BUSINESS REALLY IS!!! - This is the first negative review I have ever written in my life. My family and I rented through Maurnice at Sunlit fields in the Badger area after moving to Alaska. We are property owners and use management down south, and I would never want our renters to be treated the way Maurnice treats individuals. The houses in Sunlit Fields are a step above dilapidated and are not fit for the extreme conditions of interior Alaska. There was a mistake in our lease, in one portion the terms stated a 20 month lease while in another it stated 7. We did not catch this at the time of signing, and while we understand that is our responsibility, when we brought it to light we were disrespected and treated poorly. I suggest anyone needing to rent in the area to consider any other agency besides Elite Real Estate Group. The "handyman," is not. The septic failed 3 times within a year, the electric faulted and is not grounded appropriately, the windows are single pane and freeze constantly, heating is astronomically high (1k a month) because of the lack of proper insulation for interior Alaska. Most disappointing, we had to forfeit our deposit entirely to be grated the ability to severe the corrupt lease, and I bet that this is not documented. She is sleezy, unprofessional, and simply stressful to interact with.Katie Minerich

- In the renting department terrible experience from the beginning. Sassy management and took over a month to get our security deposit back. Terrible experience with them because of this. (Property on North Pole) maybe because of this the management is not really involved. - The entire team of professionals at Elite Real Estate Group were wonderful to work with. With that said, I will sing praises for Emilie Cullison for the rest of my days. As a first-time homebuyer, I initially thought that I didn't need a real estate agent - and I was quickly proved wrong. Luckily, Emilie was able to independently assist me in the offer process. She even referred me to an amazing loan broker (Monica Barton) who was able to secure a better loan than what I was already pre-approved for. She was quick to respond via text, email, or phone call. She also has an assistant (Noelle) who was great and easy to work with. She is friendly and professional. She is knowledgeable and direct. With her hustle, we were even able to close a week early. Buying a home can be an emotional rollercoaster, and I didn't think I was ultimately going to find something that met our needs and was within our budget. When we found our dream home, Emilie did everything in her power to make it happen. She referred me to better financing, and she worked late into the evening on a Friday night to submit the offer to the seller. - Someone needs to show them how to create an invoice. Remit is completely missing and a proper demand for payment was never provided. A summary of charges is not a proper invoice or demand for payment. But that didn't stop them from making attorney threats. Marnice Marshall even bragged that they send people to collections "all the time" with out ensuring they even received a demand for payment. A simple phone call on their side would have fixed it. - IN RESPONSE TO THE REPLY: YOU ARE MISTAKEN AND HAVE BEEN MISLED, we were never shown propane prior to move in actually and if so please show me what I was supposedly shown?! And MARNICE DID NOT SEND ANYONE OUT ONCE I TOLD HER IT WAS OUT!!!!! BECAUSE IT WASNT OUT UNTIL THE ALTROL TECHNICIANS CAME OUT TO LOOK AT IT AFTER I GAVE MY 30 day notice via TEXT AKA IN WRITING THAT ANYONE EVEN CALLED ME to schedule a time to come look at it on 5/10/2024 which is the date it should have by law been resolved by given it’s an essential and mandatory service. We aren’t available the week after and no I don’t owe anyone an explanation as to why. IM SIMPLY NOT AVAILABLE AFTER THE DATE of 5/20/2024 ON THE EVICTION NOTICE YOU GAVE ME AFTER I SUBMITTED MY 30 day notice on MAY 1st,2024. The propane has been a long ignored issue and ya boys at Altrol who came to do WHAT HE SAID WAS ROUTINE MAINTENANCE WHEN SCHEDULING WITH ME AS WELL AS THE OTHER 23, standalone 3 bedroom 2 bath 2 car garage SINGLE FAMILY HOMES that are all claimed to be “detached units”. RENTERS BEWARE: NO RESPONSIBILITY TAKEN FOR A FAULTY FURNACE WHICH COULD HAVE POTENTIALLY BURNED THE HOUSE DOWN. WE HAVE PAID just over $3800.00 IN PROPANE ALONE since OCTOBER 13,2023 to 4/30/2024. One month it was just over $880.00! when we inquired about a $564 propane bill ( that is to be paid to the landlord on the portal, not Amerigas (who they use) in November because we had only been there a couple weeks Marnice ignored the text. So we just toughed it out because we thought it was because it was just cold and we literally had no where else to go and our lease was only 6 months !!! NOPE it’s because the LEAKY WINDOWS THAT DONT EVEN LOCK AND THE BUILDING AS A WHOLE WHISTLES ANYTIME THE WIND BLOWS!! The hot water which is run through the on demand water heater that also is used by the radiant floor heating system, is shotty at best and the well water is not any good. But well water isn’t good so whatever. We have been without heat or hot water for 3 days as that’s when ALTROL CAME OUT AND UNPLUGGED THE FURNACE AND SAID LEGALLY THEY CANT LEAVE IT PLUGGED IN AND THE ENTIRE SYSTEM HAS TO BE REPLACED ON WARRANTY. So Im withholding rent until the problem is fixed, yet she gave me an eviction notice after the 10 days that states we have to be out by 5/20/24. Which is the same date we are permitted to leave due to the problem not being fixed. I mean you can even feel a cool breeze when you open a drawer in the kitchen that is on the outside wall (support wall not an interior wall). They also stated that the fluctuator went out and had apparently caused the gasket to be melted. It being the 15th of may, we are throwing in the towel and calling it quits. Not ounce of responsibility has been take by Marnice and it’s really disheartening knowing how many military folks who aren’t from Alaska let alone NORTH POLE rent their units. Marnice also stated when asked if she noticed if the bill was high and she said “well yeah I noticed it was higher than most everyone else’s but you didn’t say anything so I wasn’t going to bring it up”. Also refuses to do a walk through on the day she is telling us we have to be out by to do a walk through and is acting like it was my responsibility to schedule that. Which is the last thing on my mind as I’m trying to figure out where my family is going to live that has the bare necessities because I just know they aren’t going to give my deposit back. Even though they’ve gone over the allotted 10 days given to fix the furnace. She didn’t even have anyone come out until 5/13! Very disheartening to say Least. So if Marnice does her job effectively like claimed by the reply to the other 1 star review then I guess it’s not a total shocker.Jessica Friske

- RENTERS BEWARE!!! If you are a renter you will not be treated respectfully. Marnice Marshall is incredibly unprofessional and would lie rather than take accountability for honest mistakes. Blows things up worse than they need to be. Marnice Marshall is property manager and controls all aspects of rental properties. You WILL have to deal with her if you rent so save yourself the trouble and rent through better avenues. Noone else at the business is willing to help and all roads of contact lead back to just being ignored by Marnice, Krystal, or Traci. Very disappointed overall. Traci didn't realize my review was posted before our meeting and decided to bring it up: It went terribly. My fiance and I were reduced to raising our hands to speak lest we be hung up on by Traci as well. The contract was clearly written for an apartment complex instead of the property we are currently renting; so alot of the rules in the contract are entirely vague and require much deliberation. Rest assured Traci we will submit our questions when we find the time. We don't want to incur your wrath any further as we fear retaliation in the form of an eviction notice. This is the type of people you will deal with if you rent with Elite realty folks. Rather than contact me over email Traci chooses to drag things out publicly online. Very unprofessional just like her subordinate Marnice. If you want to be treated like a child in the home you pay for then Elite Realty is the business for you.Cali
